Review the Insurance Estimate Before Accepting a Texas Property Claim Settlement

Before you accept an insurance claim payment… slow down and review the estimate they gave you line-by-line.

This is the #1 mistake Texas property owners make far too often; Blindly assuming the carrier’s 1st offer estimate includes your full repair scope.

Sometimes it does. There are good Adjusters out there.

However, many Adjusters do not include costs to cover items that are extremely important for your claim in the 1st offer they make to you.

At SAPIA Public Adjusting, we’ve personally seen 1st, 2nd, and even 5th offers from insurer’s fail to include coverage for major items, such as:

  • electrical testing on a flooded property
  • water damaged electrical wire replacement (major fire safety hazard)
  • structural re-framing to keep a building from collapsing after a fire.
  • coverage for lost rental incomes
  • coverage for lost or disrupted business incomes
  • building code-required repairs necessary to pass city inspections
  • hidden damage behind walls
  • debris removal costs
  • final cleanup
  • prep work
  • water mitigation expenses
  • increased utility bills

The payment amount is only as reliable as the scope and paperwork behind it.

If it’s not in their estimate or coverage letter, then it’s not calculated in their total.

Don’t be fooled to believe otherwise.

A practical tip: compare the estimate against the real conditions at the property before treating the claim as finished. Look for:

– Damaged areas that were inspected but not included

– Materials that do not match what is actually on the building

– Detach/reset items that should be Remove/replace

– Depreciation listed as “non-recoverable”

– Contractor documentation, invoices, photos, and measurements that support the repair scope

For Texas residential and commercial property owners, the goal is not to argue for the sake of arguing. The goal is to understand whether the claim file is complete, accurate, supported by expert reports and well documented before important decisions are made on accepting any offers.
